It’s the perfect base to explore scenic coastal paths and woodlands, with panoramic views of the Lakeland fells. With direct access to beautiful walking routes, you can enjoy varied walking trails on Arnside Knott or the sandy estuary shores of the River Kent.

FAQs Holiday Home Ownership
Are you a residential site?
No, we are not a residential park. We are open for 10 months, from February to December, we close for a period of two months over the winter.
Can I book short stays on your park?
No, unfortunately we do not offer short stays.
What is the length of your season?
Our season is 10 months, running from February to December.
Can we bring our current holiday home from another site?
We do not allow preowned holiday homes to be brought in from other sites.
Can I buy my new holiday home from anywhere I choose?
You will need to purchase your holiday home from one of our approved suppliers. Due to the access requirements of our park and the unique nature of our plots here, all holiday homes must be approved by New Barns Caravan Park prior to purchase.
How much are your park fees?
Our park fees for the 2025 season:
Lodge: £4770
Static: £3950
Tourer: £3360
What do your park fees include?
Our park fees are inclusive of VAT, water, rates and the use of high-speed Wi-Fi
What other costs are there to consider?
Electricity, Gas bottles, Insurance, an annual gas safety service and inspection and an electrical certificate (renewed every 3 years), optional (recommended) drain down service.
Do you have Wi-Fi and is it good enough for me to be able to work if I need to?
We have excellent Wi-Fi available throughout the Park. Lots of our Park Members successfully work from their holiday homes.
What life span will my holiday home have?
A non-residential specification static – 15 years
A residential specification static – 25 years
Timber lodge – 25+ years
What happens when it reaches the end of its life span?
You have options at this point:
Pay to have the van de-sited (£900 + VAT) and pay a transport company to take it away to a new location.
Replace the van with a new one.
Walk away and leave us to de-site it and have it taken away.
Am I allowed to let out my holiday home?
We do not allow sub-letting of holiday homes on our Park.
What happens to my holiday home in the winter?
Once you have vacated your holiday home for the winter, we highly recommend that it is fully drained down. We recommend that you use our drain down and reconnection service – this will give you the peace of mind that should your van suffer any damage following our drain down service, we will ensure that the repairs are carried out, free of charge to you.
Are friends and family allowed to stay in our holiday home?
You are welcome to have your friends and family to stay in your holiday home. However, sub-letting is not allowed.
Do you offer finance packages?
No, we do not offer finance.
Are we allowed to do our own decking and landscaping?
No, all decking and landscaping is to be carried out by New Barns Caravan Park and our preferred suppliers to ensure consistent standards and appearance.
Are we allowed to bring our dog?
Yes, we do allow dogs, however, we ask that they are kept on leads. Dog waste bins are also provided throughout the Park.
Can I carry out my own gas and electrical safety checks?
No – all gas and electrical work is to be carried out by our own preferred suppliers. Please refer to a copy of our Park Rules for further information.
